Renovating a Summerland home

Summerland runs its own electrical utility, which is unusual in the valley. When a renovation needs a larger service, for an induction range, a heat pump, a suite, or a car charger, the service upgrade is arranged with the District of Summerland rather than with FortisBC. It is a small difference that affects sequencing: we get the utility request in early so the new panel is not waiting on a connection date while the rest of the house is finished.

A good share of Summerland sits in the Agricultural Land Reserve. If your home is on an orchard or vineyard parcel, an interior renovation is treated like any other, but an addition, a second dwelling, or a suite can bring Agricultural Land Commission rules into play on top of District zoning. We raise this at the planning stage so the design is drawn to what the parcel allows.

The oldest houses, around downtown and Lower Town, are where finish carpentry earns its place. Original fir trim, tall baseboards, and five-panel doors are worth keeping, and when a wall moves we match the profiles instead of replacing a whole floor of trim to hide the patch. At the other end of town, Trout Creek sits on a low delta beside the lake, where a high water table makes moisture control the first question in any basement or crawlspace work, and homes near the silt bluffs along the lakeshore may need a geotechnical opinion before an addition is designed.
