Start with what cannot be renovated
A renovation can change almost everything about a house except where it stands. The neighbourhood, the school catchment, the commute, the mature trees, the neighbours you actually like, the lake view: these are unrenovatable. If the location is the thing you love, that weighs heavily toward staying and transforming. If the location itself is the problem, no kitchen will fix it.
Count the full cost of moving
Comparing a renovation quote to a listing price understates what moving costs. The honest comparison includes real estate commissions, property transfer tax, legal fees, moving itself, and the compromises of the new house, because the new house is never perfect either. On a typical Okanagan home, transaction costs alone can rival the budget of a meaningful renovation.
When renovating usually wins

- The home has good bones and a footprint that can flex
- Your equity position lets you invest without stretching
- The change you need is space quality, not raw square footage, or square footage an addition can provide
When moving usually wins
- The location is wrong in ways that matter daily
- The structure has fundamental problems that consume budget invisibly
- You need dramatically more space on a lot that cannot support it
